My strategy in marketing a home involves three basic elements: 

1. Produce a highly marketable product.
2. Advertise in the right places and to the right people.
3. Act aggressively and quickly during the initial marketing period. 

Below is a sample marketing plan: 

During the Listing 

* Fully explain to you information about Steeplechase Realty, my services, the selling process, and the paperwork.
* Provide a detailed Comparative Market Analysis to assist in pricing your property properly.
* Discuss with you the importance of, and provide assistance with, preparing your home for sale.
* Recommend quality repair professionals if needed. 
* Offer warranties to enhance the property and protect you during the listing period. 
* Provide an estimate of your costs and net proceeds. 
* Take digital photographs of your home for downloading to MLS and the internet and for use in marketing materials. 
* Accurately measure your home to determine square footage. 
* Coordinate showing instructions with you to minimize interference with your daily life while maximizing showing availability. 

First 48 Hours

* Input information into the MLS. 
* Provide you with a copy of the MLS printout. 
* Enter your property on the internet ( min. of 4 web sites ). 
* Install Yard Sign with 1-800 Provantage number
* Produce quality color flyers for information brochure and other distribution. 
* Install a lock box. 
* Utilize MLS prospecting bulletin board to locate Realtors interested in properties of your type and to advertise listing. 
* Notify Steeplechase Realty agents of new listing. 
* Notify other top agents of your property. 
* Produce property "business card" for distribution and provide a supply to you. 
* Create information folder containing comprehensive demographic information for use by prospective buyers during a showing. 
* Send "Pick Your Neighbor" postcards to surrounding neighbors. 

Ongoing Activities

* Provide weekly updates of showings and marketing activities.
* Monitor marketing and revise if necessary. 
* Schedule and conduct open houses. 
* Promote open houses with directional signs and / or newspaper advertising. 
* Distribute quality full color flyers to area Realtors. 
* Advertise in homes magazines utilizing 1-800 Provantage...  * Utilize an 1-800 "Provantage" system to capture prospective buyers at their peak interest level. 
* Follow up with every Realtor after a showing to generate feedback. 
* Install "special features" cards to highlight features of your home. 
* Call all potential customers interested in property like yours. 
* Continually update your situation via internet and 1-800 Provantage.

When Your Homes Sells

* Present all offers to you and advise you on counteroffers in order to obtain the very best price and terms.
* Coordinate inspections, buyer visits, and walk throughs with you. 
* Assist in negotiating inspection repairs. 
* Inform you of buyer’s progress in the loan process. 
* Arrange for preparation of deed. 
* Carefully monitor all closing activities and work with all parties involved to ensure a smooth closing on time. 
* Attend closing with you. 
* Keep records of all documents for your future use if needed.
